PRE-PURCHASE HOUSING COUNSELING PROGRAM: THIS PROGRAM CONSISTS OF HOMEBUYER SEMINARS ALONG WITH ONE-TO-ONE COUNSELING SESSIONS. THE FOCUS OF THE PROGRAM IS ON EDUCATING FAMILIES REGARDING THE PURCHASE AND/OR RENTAL OF A HOME AND ACTIVELY ASSISTING FAMILIES THROUGHOUT THE PROCESS OF DOING SO. THE SERVICES PROVIDED ARE INTENDED TO ASSIST FAMILIES IN OVERCOMING BARRIERS FACED THAT CONTRIBUTE TO SUB-STANDARD HOUSING. FINANCIAL LITERACY PROGRAM: A MIX OF ONE-TO-ONE COUNSELING SESSIONS AND GROUP SEMINARS WHICH ASSIST LOW TO MODERATE INCOME CLIENTS IN OVERCOMING FINANCIAL AND CREDIT ISSUES INCLUDING NEGATIVE CASH FLOW, UNRESOLVED CREDIT ISSUES, AND BUDGETING. A MAJOR FOCAL POINT OF THE PROGRAM IS ON REDUCING OR ELIMINATING FACTORS IN CLIENTS' FINANCIAL LIVES THAT LEAD TO INCREASED AND OFTEN UNNECESSARY HOUSEHOLD EXPENDITURES, SUCH AS EXCESSIVE INTEREST PAYMENTS MADE OR PAYMENTS MADE FOR VARIOUS FORMS OF FINANCIAL PENALTIES. FORECLOSURE PREVENTION PROGRAM: THIS PROGRAM ASSISTS HOMEOWNERS IN MAINTAINING THEIR HOME AFTER BECOMING DELINQUENT ON THEIR HOME MORTGAGE. TYPICALLY THIS IS AFTER A HARDSHIP. OPTIONS OFFERED AS PART OF THE PROGRAM INCLUDE LOAN MODIFICATION AND CASH ASSISTANCE TO BRING THE MORTGAGE CURRENT AS WELL AS A NUMBER OF OTHER WORKOUT SOLUTIONS THAT RESTRUCTURE MORTGAGE PAYMENTS TO ENHANCE AFFORDABILITY. THE PROGRAM ALSO ASSISTS HOMEOWNERS IN CASES WHERE MAINTAINING THE CURRENT HOME IS NOT VIABLE WITH EXIT OPTIONS THAT MITIGATE FURTHER DAMAGE TO THE HOMEOWNER'S CREDIT, SUCH AS FACILITATING SHORT SALES AND USING DEEDS-IN-LIEU OF FORECLOSURE.
